81 Property Management was founded by Mr. Naoki Fujiwara in Makati City, Philippines, in 2013. Mr. Fujiwara thought that it was a great opportunity to launch a property management company since the residential vacancy rate increased due to the massive surge in the supply of residential condominiums.

The company’s establishment was fueled by passion and determination. At that time, less than five employees were responsible for all the operations of the company. This team worked as a family, applying their knowledge and experience to cater the demand of a dynamic real estate market.

Through unparalleled dedication, a mere startup property management company started to prosper as a respected and trusted industry front-runner.

On March 2018 the company changed its name from Capitarise Property Management to 81 Property Management to further its identity and expand the horizon of its accomplishments. Today, the company has built a proven track record with more than 700+ portfolio of multifamily and residential real estate properties in Metro Manila and Cebu.
